Renovation, reconfiguration & extension of a derelict Victorian period house in Dalkey.

The works encompassed a complete refurbishment of the existing house and a rear two storey extension with open kitchen/dining area and slim frame sliding doors opening onto a large, paved patio and a tiered garden beyond.

The new extension blurs the lines between inside & out with floor to ceiling glazing providing a seamless transition to the hard landscaping and generously planted garden.  The contemporary use of light coloured tumbled clay bricks and frameless glass creates a contrasting, yet contemporary addition to the rear of the existing home.

The interior has been completely refurbished with a homogeneous, polished concrete floor providing a consistent treatment throughout the ground floor.  An innovative cellar sits below ground; accessed via a spiral stair, with a circular glass floor providing a sneak preview of the discreet wine collection.

The completed works achieved an exceptional A3 BER rating for a deep retrofit & extension, making use of an air source heat pump, MHRV & Under floor heating to achieve this milestone.
